Dassault Systèmes has announced that MODS Inc. is using its virtual twin technology to industrialize modular construction. MODS will integrate Dassault Systèmes’ 3DEXPERIENCE platform throughout its development cycle.

By transforming modular construction from a fragmented building process into a completely virtual and production-ready system for manufacturing, MODS can address the housing crisis in Canada with faster, more reliable, and cost-effective construction of affordable residential buildings. MODS has already committed to construction projects worth $500 million using virtual twins, supply chain management solutions, and AI-powered virtual companions on Dassault Systèmes’ cloud platform.

This integration within the company and its network of suppliers creates a scalable modular construction architecture that connects design, off-site manufacturing, and on-site assembly on a single integrated digital platform. To further accelerate its transformation, MODS will rely on the “Virtual Twin-as-a-Service” deployment model, in which Dassault Systèmes provides continuous maintenance and technological upgrades, offering MODS increased flexibility and faster return on investment.

Thanks to Dassault Systèmes’ virtual twin experiences, MODS ensures: Quick commissioning and occupancy timelines: projects can be completed about 20% to 50% faster than conventional construction by carrying out foundation and excavation work in parallel with unit manufacturing in the factory. Accessibility: modular construction can reduce overall costs by 10% to 20% through waste reduction, bulk material purchases, fixed-price factory contracts, global supply chains, while minimizing unforeseen expenses. Sustainable financial growth: early completion increases internal rates of return (IRR), reduces interest and carrying costs, shortens financing periods, and accelerates stabilization, refinancing, and capital recycling for developers.
